I was in the same boat as you man lease and all. A lot of people still do it but the good thing about the tune is that it doesn't show codes or anything and you can't really see the actual tune itself so I'm not sure if the dealer will be able to notice it. It's by far worth it, I've had it for 3 days now and I can't stop driving my car. Will definitely satisfy you. Here's a thread I started with some useful info you might be looking for...

I'm leased as well, put the jb3 on after 400ish miles. You will love it and if you are worried about service, just take it off before you go in. After you put it on, you'll be able to take it off in 15-20 minutes.

i have a lease also, and right now i fully plan on turning it in at the end. but i still have to drive it for the next three years, so i am getting the jb3 when i get to 1k miles or so, coming from a 325 im just having too much fun without it right now and want to get to know the car alittle better before adding it.

why wouldnt you?
its not difficult to install or uninstall, i mean its a selling point of the product. you want to be talked out of horsepower, torque, and improved driveablity because of some phantom belief of voiding a warranty on a car you dont own? its not a "big boy" mod, so clip up and have some fun.
