UPDATE FOR TODAY: Builders sales person came back and said she felt bad about what happened and had continued to work the issue internally. The builder has now agreed to move our contract to another lot and they will waive the $5K change fee. We pay for the garage extension $5700 and the lot upgrade. All fair in my book. I a still waiting on feedback from the attorney but it is moot at this point. The only thing we told the builder was were consulting with an attorney for our options. The kicker lol.........the available lot is very good, wife and I like it. However, house built next door has the same elevation (front design) as the one we picked out so thats a no no. It doesn't matter to me but it is a big deal to the wifey. I am not getting in the middle of that. I told her it was her decision and I was fine either way; stay with current home or move to different lot. |

Pouring more concrete isn't a huge deal. If the site is big enough, that's what will probably happen....unless you want it all poured the same time same pour...which is understandable.
Been on construction management for 20 years. If it were me, and I didn't have to have THAT lot, I'd make em stick it in inventory and do another. I build my own these days. Too many lazy jackholes out there that don't give af.

FINAL UPDATE:
Wife made her decision after another trip to the lot. We are moving to the upgraded lot. Problem solved. |

i am an architect in ny, not licensed yet but headed in that direction,
1 they are partially at fault for not selling u the extended 4' option 2 you also partially at fault cause you signed the docs and it stated it in there 3 if they just poured the foundation a good contractor could potentially demolish the portion you want to enlarge and re pour foundation and slab the extra distance. if they insist it will be an add fee. then negotiate 50/50 with them. for future reference...if something is 20 feet refer to shop drawings and construction docs to look at rough (clear) opening etc. hope it works out in ur favor Quote:

Just for future reference, but most home and garage dimensions are based on the measurement to the outside of the framed wall. With a 2x4 framed wall, you will lose 4" on the inside for each wall (3.5" for the 2x4 width plus another 1/2" for drywall). Plus, on garage depth you will lose the thickness of the door (~2") plus the thickness of the garage door framing support (either 3/4" or 1.5"), both of which are mounted inside the framed wall and drywall.
