Yeah every time I watch him, it feels like I live in some shit hole that needs to be completely demolished.
I hate this shingles roof, it's not that old but already has streaks showing up, that's why I wanna change this part. Not sure what takes this long, contractor was here on Monday to take a look, I don't have quote yet. Only planning to go head with this if it's not expensive and easy, otherwise makes no sense.

The same contractor that did my spray foam insulation in attic, turned out pretty nice, should have done it along time ago.

Got quote today. 9k for the front and 2k to do small part in the back. More than I expected to be honest. Front includes new gutters on that part because I guess they need to be replaced (they are new). And back includes some minor siding job because some boards need to be removed and repainted.

I just realize you had Solar as well, does those cost include removing and reinstalling the planes. If not what is that going to cost. If you go with Metal it makes installing the panel easier depending on the metal roof style you're are considering.

9 grand for a metal roof sounds too good to be true.
that's the same price as shingles here...

You haven't read the original post, I only want to redo front. It's like 1/5 of the entire house.

I also have this thing, but it's a little bigger and it's $2k extra

Mine is the basic seamed metal roof. Your roof intrigues me -- beautiful! -- do you have more photos of it?

I kinda work in the industry, but they tend to be a little more expensive and last a lot longer than shingle roofs; They also sound cool when it rains.

If you're trying to change the design of your roof, it might require an engineer and increase costs - I would talk to a roofer for a quote.

Lady Jane - that roof looks fantastic.

are there roofers / roofing companies you would recommend? or alternatively, those to stay away from...
i see billboards for hippo roofing offering a metal roof for the same price as shingles quite often

I went metal in 2009-2010. There is a bit more noise in rain but I find a light/moderate rain to be a pleasant white noise sound. In heavy rain or hail, it can get loud, but that's rare.

I am in the process of preparing to sell my little llama farm with metal-roofed house, barn and sheds. The chance of finding a new place in the city with a metal roof approaches zero and I am too old to be starting over with a new roof. It was great while it lasted...

In addition, a word of caution: Lady Jane's gorgeous porch roof puts the snow that slides off well away from the house proper. On mine, the snow slides off onto the front walk, obstructing access to the front door. A bit inconvenient.

Update: My beloved metal roof, plus my oversized three-car garage and other factors, caused me to reconsider the move from farm to town. I'm staying here under my metal roof. But there are some improvements I otherwise need to make to the house. May be home equity loan time...

Used to have the snow issues like this where I worked in Northern Japan. We would get 120-140 inches a year so the build up had to be removed weekly. You also need to think of your landscaping and protect your shrubs and so forth with A-frames so they are not crushed and broken under snow load.

OP should read up on what's called "oil canning". The causes and how to prevent it.

Honestly, it seems like a cop out answer - it depends on the region area. Most of my work is around Florida.

Living in Texas, I wonder why people get metal roots here? It seems like they would be even hotter than the typical tile roofs. And furthermore, why do roofs need to be black? Seems like that absorbs more heat and makes your house hotter. A big consideration here in North Texas.

We are in San Francisco Bay Area and the previous owner had installed Cal Pac Roof (basically Metal Shingles). The roof is over 20 years old and still looking great. We are in the process of adding Solar Panels and only 2 installers have experienced with these type of roofs. The solar installers said they usually do not recommend putting solar on regulat shingles roofs more than 15 year

I’m in Florida, I have solar - It works, and but I would have done more work for the ‘best price’ if I could do it over. I also over produce, by a good amount, but I still have a ‘utility fee’ with the power company of 20ish bucks.

Those are great production numbers!
What Panels and Inverter do you have?
I am in the process of installing (18) 400W REC panels with Solaredge Power Hub (for EV charger and battery ready).

I’m not sure - it’s an Enphase system with ‘tier 1’ (marketing term) panels.

I’ll take a picture

No idea why they come out sideways - the system went active in the beginning of March (8th) so it's about 1 MWH or more per month.

One of the panels was not hooked up on initial install, and so you'll see it's numbers lag compared to the others. This issue was corrected last month, regardless the system still has produced massive amounts of power.

Another guy gave me a quote, about $13k without gutters. I asked how much for entire roof, was told close to $60k
