Since we are on this path, here are more food for thought.

A $200/month HOA and $4000/year property tax is about $500/month. That mean whatever you think you can afford for a mortgage, take into account at least $500 for HOA and property tax. That I think is the lowest HOA and property tax I know in Chicago. Most of the time it's closer to 600 and 7K respectively.

I usually find out what's my budget and then the location. With a budget it tells me what kind of place I can afford in specific location. If you were to look for the location first there is a good chance you'll be lured into buying a place that's more than you can afford. I've seen this many times. Oh, I wanna live in xxx places and all the houses starts at 400K and property tax starts at 8K. Well if I cut my expenses here and there I could afford this. This in my opinion is a bad idea. Like a car, know your budget before you buy.

If I'm not mistaken, in a 35 miles radius west and northwest of the city, Wheeling is the only township that has affordable property tax. It avg to bout 4K-7K I think. Everywhere else runs from 8K-10K I think. Hence that's why I choose to live in Wheeling.

Another point for Wheeling, there is no parking ticket, it's 8 miles away from IND, 5 miles from VS and probably 10 blocks away from WheelSTO. It's in the middle of everything!!

Lastly, I'm not a money guy so if any of you guys think I'm off feel free to correct me.

For your information penjaja, I am a public accountant/auditor, so I consider all the money factors

My numbers considering RE tax, insurance, association fees and tax benefit of home ownership. Also there is maint. cost to consider, but that is very hard to estimate until you know what you are buying (bigger and older cost more in the long run).

I am leaning towards a condo as I would only really want a house for the private garage for my car (no family). Personally, the convenience of having everything exterior handled by the associations sounds so much better than the benefits I would get from a home.

I am not looking for a big place, there are several nice 2005 and newer places around me in the $150k - $200k range with RE taxes in the 3500 to 4500 range and associations fees of 200 and down. So the prices are very reasonable.

And I am unsure how you can possible say the govt didn’t push folks into home ownership. The whole 2008 crash is mostly due to the govt pushing folks into homes they couldn’t afford without a never ending increase in RE prices, which can’t be sustained. I knew that the RE bubble was going to burst (and I am far from an economic expert) and was one of the main reason I never bought, I wish I had realized that the bubble busting would fuck the world economy.

Nice work gary, but I have seen better. I had an intern once go to copy something at a client. She somehow got the piece of paper she was copying under the glass. I havent a fucking clue that was possible.

I think it was more then bank and wall street than the gov. In any case I didn't think there were that many money man in this forum

The banks and wall street are what set off the recession, the upside down housing market was the underlying issue that was exposed when everything went to shit. We have had recessions before that resulted in unemployment and market down turns. This recession (panic recession) isn’t unique in American history, its just that we haven’t seen it in a long time. Guess what was attributed to causing most of the other ones in early 20th century economic text books? Overprice home values, I shit you not.
