I have always felt renting was better as it was plan cheaper (considering sunk costs of home ownership only) to rent for the space I needed (i can fit all my shit in 200 sq ft).

However, with the prices of condos and houses dropping to crazy levels, the cost to own is becoming closer and closer to renting. For example, I have found a couple condos that would cost me about 300-500 more a month that are much nicer than my current apt and I would go from sharing 1000 sq ft with my buddy to being alone in 1300-1600 sq ft.

So, should I consider buying?
My .02 on this. I think if you are planning on living in the condo for 8+ years then you should really consider buying something. Take you time, work with the BEST real estate agent out there and find something cheap as hell. There are tons of these properties out there and you can really find a steal if you take your time. A real estate agent won't cost you a penny so it is best to find a really good one and he/she can give you tons of listing on the MLS. You can steal a property right now and hopefully turn around in 8+ years and make some money. It will cost you more a month but at the same time, you are able to get some deductions on your taxes. If I didn't own 3 homes right now, I would def be out there trying to pick 1 or 2 up for sure. You can always rent your condo out in the the future as well. Being a landlord isn't the best job in the world but if you play your cards right, you could have residual income forever.

Another problem with society. I think it is great that the gov't helps out but at the same time, they screw all the people that make money and provide jobs for this economy. Why is it that once you make over $65K a year, you can't write off your student loan debt? Why when you make over $150K can you not write of your rental property loses? Total BS IMO. Democraps running the country...FAIL

I just closed on my first condo yesterday afternoon. Since I've came to the states, I've always rented (over 11 years now). It made sense to rent while I was in college and grad school and it made sense to rent while I was just moving in Chicago for my job.

I bought a foreclosure in excellent condition. I'll spare you the details concerning the property, and I'll just note that I am moving into a bigger place, will have garage and my monthly payment drops by $300 per month compared to me currently renting. This includes payments to principal, interest, property taxes, HOI etc etc.

My advise to you is to get in touch with a realtor and start looking. The housing market in the city of Chicago is saturated with short sales and foreclosures. A lot of these properties are actually selling below construction cost, as is the case with my condo.

Let me know if you need the contact info of the realtor I am dealing with. He is currently the top 10 performing realtor in Chicago.

P.S.:
I think of it this way: by the time I am 45 years old (I just turned 30 last week), will have 1 completely paid off property in Chicago! Even if I don't live in it the whole time, I can always rent it out.
