Anyone know of a way to protect the inside part of the door near your feet. Passengers are always scratching up that part of my door when they get out. I've done that as well, but less frequently on the drivers side.

$450k is a tough area to buy in because the market is so hot. I really think it will cool down a bit with interest rates rising, but then again...who knows.

If you can settle for an attached town-home style place, you might be able to get into a 3 bed 2 bath attached 2-3 story townhouse with a 2 car garage in a newer area like Mission Valley.

If you are set on a detached home, then you are going to be looking at older homes more inland.

hit up the guys at 2M they can do it......There is also this paint that you can do on your own.....I can get you the name......Pretty good stuff you paint on, allow 24 hour to dry apply clear....Looks really good about $70

Of course!

October might be perfect timing. I think we will know by then if higher interest rates are cooling the market (and risk taking it down), or if the market will level out. I don't expect the frenzy we have been seeing to continue unless the FED drops rates again.

Not to but in, but my GF and I are looking at getting into a house within the next 6 to 8 months. I work in Downtown SD off of Columbia St and the closer we can get to that the better, but does not have to be in downtown, I am also a US Navy Vet, if that makes any difference.

Sure! VA loans are a big advantage because you basically have to put nothing down.

I'm happy to help. If you work downtown, I think you are on the right track on wanting to stay close to work since traffic can suck. Shoot me a PM with more specific questions and I can start looking at options for you.

I got my start doing short sales (2007) so that's my specialty. I stopped counting at 170. LOL.

I've got a couple lenders that will loan on a house with NO waiting period after a short sale, but they are conventional. I'll have to see if VA has a waiting period after a short sale completion. I know FHA just revised their policy and will now lend 12 months after a short sale.

the value on the condo is not as bad as a year ago...should be getting close to what I paid for it now. If the "recovery" stays steady, I'll be even within the next 6 months.

That makes it easier. But truthfully, you have to have your condo appreciate just a bit to sell it and break even once you consider selling expenses. If you owe $400k and it's worth $400k, you gotta consider 6-8% selling costs.

Even if you list is FSBO, unless you get super lucky and find a buyer yourself, a buyers real estate agent is going to want at least 3% commission and whatever selling expenses/closing costs/title costs you agree to cover.

The real estate world is kind of like ebay. It sucks to give up 6-8% (or 10% in eBay's case), but it's almost a must if you can't sell it locally on craigslist, especially if your item gets bid up (car part analogy) .
