Hi guys I'd appreciate your thoughts on this.

So my passenger footwell has wet carpet, its not coolant i know that, its definitely fresh water.

What i dont know is whether its coming in from the door or it maybe from the aircon. I leave my aircon on permanently through the year. Its been raining so much i haven't had any dry days where i could say OK its dried out and only happens on rainy days.

How can i check the drain for the aircon is not blocked??

I think I need to check mine too...haven't found any dampness in the floor yet, but I get condensation in the car a lot! I make sure to not leave it on recirc or anything like that too.

It will likely be the moisture barrier between the door card and the door.

Update:

I found the leak. It was coming from the bottom of the windscreen. If you take off the plastic cover that sits at the bottom of the windscreen under the windscreen wipers (you have to remove the wiper arms) there is a thin seal that runs along a metal lip that runs the width of the windscreen. This is supposed to stop the water from getting under the cover and into the bulkhead under the dash. The passenger side end of the seal was not sitting on the metal lip and had a small tear in it. I bodged it for now with some silicon sealer holding it in place and sealing the tear untill the new one i have ordered comes in. I need to get the screen replaced as its cracked so will get the screen fitter to change the seal for me while he changes the windscreen.

The water was getting in just above the blower motor and must have got onto the motor as it now squeaks which is really annoying. Another job to take it out and try and regrease the bearing.

Had the windscreen replaces last summer, i bet the guy mangled the seal and didnt refit it properly. Grrr

I've just done the fan grease up, Do it from under the glovebox, it's easy once you get under there. I'd give the whole a dose of electrical cleaner as the first grease up didn't sort it. Once is sprayed it and let it dry the grease up did the trick. Any Q's give me a nudge.

Thanks fatty5000.!!! Just 2 questions, 1) do you have to take many panels off to get to the motor and 2) what did you use to grease the bearing??

Mines an LCI E92.


Two screws, the panel under dash comes off, it's a bit of wiggle, move the vent which unclips just enough,lift the clip type thing(Youtube vid helped

) , unscrew the motor, shimmy it out.


I used some manky old Yo-yo (old skool)bearing oil I found in a draw on the second the attempt. As said I think the contact cleaner helped more before oiling it up.

Once you've done it it's quite easy, my second attempt took seconds.

Fixed, suprisingly easy the remove the motor. There was a water mark where the bottom of the plastic housing had sat in water and soaked the bottom of the motor. Anyway a good clear out with penetrating oil then some thicker oil to lube the bearing and all is silent again. Car smells of oil now but that will fade with time.

Found a leak in mine today...a bit daft, because I realised I could see it from the driver's seat!

The seal around the wiper pivot nearest the middle wasn't seated in the plastic that runs along the bottom of the windscreen, so blatantly any water landing there would just trickle straight through to places it shouldn't be.

I never had puddles etc; I only ever notice that the car steams up if left sitting in the sun...and my FRM module freaks on when that happens badly. It happened earlier, so I got straight in there and removed the module (dry), then poked in under the carpet and it was definitely damp. I really hope this solves it!

The seal i had to repair to fix my leak sits above the seal around the base of the wiper blade. So if that wasn't seated it would definitely let water into the back of the dash. Such a pain when the water gets in, mine smelt like wet dog untill it dried out. All good now tho.

Just had that apart today too...weird layout. That trim piece on mine doesn't sit flat against the windscreen...push it down, and it just springs back up by 5mm ish. I don't think it's the source of my issues, but it does annoy me a bit!

I noticed that too, more so in the bottom corners. As long as it sits against the seal underneath the bottom seal of the windscreen then it will keep the water out. Wish i had taken a pic when i had mine apart so i could highlight the bit I'm talking about, its hard to understand what im rambling on about otherwise.

Yeah, I know what you mean... One day I might clean it all nicely and stick it down with something. One day.

Finding the source of the leak is one thing. Getting the carpet dry is something else. Mine was the door barrier that had come away slightly and started to let water over the door sills and under the carpet. What a mission that was to dry out. Why do BMW use egg carton material as a moisture barrier!

Mine dried out out OK as i always leave the aircon on year round and my trips to work are about 40 mins each way, so it dried out over about a week of the daily commute. Certainly stank when it was wet tho.

That's what I thought. The carpet has a foam backing which absorbs the water and it stays absorbed but doesn't dry out. I had to get the seats out and lift the carpet up to completely dry it out. Had to use a combination of the wifeys hairdryer and a portable heater.

I recently ordered new barriers and butyl from BMW. Completely cleaned the old butyl with degreaser and thoroughly dried it before applying the new barrier. I'd be interested in seeing this windscreen thing you are talking about?

Since changing the barriers. The situation has improved. I have noticed though that the location of the water ingress is where the door card clips at the bottom meet the door. I think the washers are wearing down or aren't meeting the door properly. I'll be ordering new clips with the seals.
