it is mortage, is it different then refinancing? sorry not for me, just trying to help a friend out.

he lives in new york. his parents perdict if he can't find below 5% now that it will soon drop to it. what do you think?

my friend right now is at 6.25 and his parents think it will eventually drop at 5% and alil below. his parents waiting until then.

You have to do the math to see if it makes sense. If he can get 5.25% and save 300 a month or more than why not? http://finance.yahoo.com/q?d=t&s=^tnx check the rates later and see if they went down... it takes close to 60 days to close a loan in ny when avoiding the mortgage tax, if the rates go down he can get the lower rate. If the parents want to help they can pay the point and your man can get 4.875%.

Indymac, my delightful insolvent mortgage bank, just last week sent me an offer of a 4.5% refi into a 30 year fixed with something like 0.5-1.0 points. Not worth it for me as I've had a 5% fixed for years, but if things really go into the toilet and it drops to 4 or so I'll bite.

I believe you pay a % ( = point) of the total amount of the mortgage. for example if your mortgage is 100,000...you pay 1000 upfront if it requires you to pay 1 point

Aren't interest rates a little higher for refi's than new loans? I haven't followed the rates lately, but are refi's really hitting around 5ish and/or below? I've got a 30yr fixed at 6.25, but might consider a refi if i can land 5 or below. Minus any points, what's the ballpark figure of costs? I'd like to see how many months it would take to recoup the refi cost.

my friend has mortgage at 6.25% 30 year fixed 0 point. he is in his 3rd year atm.
he can get 5% 30 year fixed 0 point with hsbc now. he doesn't know if he will buy the house in 30 years (most likely sell it). if he gets the refinance it will save him roughly $250 month but he would have to pay $30k interest for the new refinance. i tell him if he does refinance yes he is saving $250 month but it will take him 5 years to save up $15k but already has to pay $30k for the new refinance for something he might not even end up buying. so in his case it's not worth it right? or is the 30k interest really off?
