Question FDIC Insured Lowest APR On 30 Yr Fixed 0 Point Refinance Mortgage?

my parent's are shopping around to refinance. anyone got any pointers below 5%? i check bankrate.com everday and everyone pretty much on the 5% mark.

anyone know sources at 4.5-4.75 and lower? help much appreciated

below 5% at 0 points are far and between... maybe.. maybe not..

I refi-ed at 5 1/4 @ 0 point and very happy with it...

dont be too greedy.. or you might even miss the 5%-ish rates.

Lets start with the fact that FDIC insured mortgages don't exist. Mortgages are originated, batched together, and sold off to either Fannie Mae, Freddie Mac, FHA, or are held for investment in a lender's portfolio (these are known as Jumbo mortgages). In all cases the mortgages are resold on the secondary market (well at least we hope so, in this economy).

The banks that issue the mortgages may be FDIC insured, but mortgages are not as they are securitized investment vehicles. Not only that but even if the FDIC did insure the mortgages, what would they actually insure? Your house?

That said, you need to give a little bit more info before anyone can tell you if you can get a decent rate.

1. Size of the loan.
2. Value of the home.
3. FICO score.
4. Primary/Secondary home?
5. Type of property... single family/multi-family/co-op/condo?

At the best case scenario, I'll get you 4.625% with 0 points.
