Question FDIC Insured Lowest APR On 30 Yr Fixed 0 Point Refinance Mortgage?

my parent's are shopping around to refinance. anyone got any pointers below 5%? i check bankrate.com everday and everyone pretty much on the 5% mark.

anyone know sources at 4.5-4.75 and lower? help much appreciated

* Application Fee $300
* Social Security number of all applicants.
* Complete address for the past 2 years (including complete name and address of landlords for past 24 months).
* Name, address, and all income earned from all employers for past 24 months.
* Copies of previous two years W-2 forms.
* Copy of most recent year-to-date pay stub.
* Name, address, account number, monthly payment and current balance for: installment loans, revolving charge accounts, student loans, mortgage loans, and auto loans.
* Name, address, account number, and balance of all deposit accounts, including: checking accounts, savings accounts, stocks, bonds, etc.
* Three months most recent statements for deposit accounts, stocks, bonds, etc.
* If you choose to include income from Child Support/Alimony bring copies of court records of cancelled checks showing receipt of payment.

If you are applying for a V.A. Loan:

* DD-214, Certificate of Eligibility, or statement from your Commanding Officer if you are on active duty.

If you are self-employed or paid by commission:

* Previous two years Federal Income Tax Returns with all schedules and a year-to-date profit and loss statement.

If you own other properties:

* Address of properties and current market value.
* Any debt owed on properties; Lender's name, address, account number, monthly payment, and current balance.
* Copy of previous two years Federal Income Tax Returns with all schedules.
* If rented; copy of lease.

Mail this to me and I will fill out their application and lock them in. I will send the loan to a FDIC insured bank but that doesn't matter because this is a loan not a savings account so if the bank or company goes out of business their loan get taken over with the same terms. If the rates go down I can float them or switch to another bank if their is a big difference.

if it makes sense do it. you can always float down or switch banks later on. what's the loan amount and rate? what type of mortgage are you looking for? 15 or 30 year?

i think i am going to go with Chase this week, they seem to have the lowest fees, rates. Someone correct me if I am wrong

If you can use a credit union, they'll give you lower rates than Chase.

Bank FTL; Credit Union FTW

Some credit unions have qualifications to be a member, i.e., teachers' credit union or one that you have to reside in a certain county. You'll probably have to open a checking account and put a small amount in there. Just google [insert city name] credit unions. Call and find out.

Chase's fees seem a bit high. Their website has them at 4.875% 0 pts. which is pretty good but their lender fees are about $1,700. mpimping seems like he can do much better that that.

they have a no fee program but don't know if it's standard... chase sucks though. anybody that has an account with them knows...

I bought my house a year and a half ago - bought it with nothing down so I owe almost the full amount. It's 100% into one loan, no PMI, 7%. I have perfect credit.

If anyone is in the 'biz' and can get me refinanced in the 4.x range, let me know
