Leasing in Winter/spring '11?

So I've been perusing this section of the forums regularly. I have an 05 330Ci ZHP that I'm looking to sell soon and lease a new 335xi coupe.

Seems like the deals are good right now, but I'm in the middle of buying an engagement ring and can't get the balls to enter into a new lease right this moment (if I come home with a new BMW before the ring, oh shit).

As such, any of you have thoughts on what the BMW E9X lease situation will be in winter/spring of 2011? Historically, what has BMW done?

Maybe this is a stupid question and I just have to wait (but it is stupid that we all spend soo much damn time looking at car forums, so maybe it fits right in...)

p.s. I can't stop going to bmwusa.com and building a an Alpine white, black leatherette, Msport, cold weather, navigation 335xi coupe and sedan. I've seriously done it like 7 or 8 times. Anyone else have these problems?

If I understand the latest developments correctly, the new F10 bodystyle 3-er (sedan) will be introduced by the end of 2011? That said the current E90's should then be offered for some attractive (lease) deals. No?
