Finally getting an E90, need advice on lease

High everyone,
I've been a lurker hear for 18 months or so and I finally decided to get my e90. I am planning on a european delivery for the first week of april so I need some advice fast. They are offering me the $2700 ED discount and only $1000 over invoice. With options not including taxes the total is $37,450. With taxes and tags it is $39,040. The rate factor they are offering to start is .00275. Lease is for 36 months and 12K miles per year. The residual would be 0.63. They said that for ED they have to raise the rate 40 points which sounded a little BS to me. Overall with a total of $3500 down total at signing the lease rate they are offering is $454.00 per month. What should I aim for in negotiations? This is my first lease so any help would be greatly appreciated.

I think I've read somewhere that even though BMW will make your second payment for you, they will raise up your MF which makes it about even.

Your money factor is too high.

It should be no more than 0.0019+0.0003 (for ED)=0.0022.

I would walk away if they don't honor the above MF.

Also, many dealers would do ED $800 over invoice.

You can calculate the projected lease payment on your own as well. use this website:

Thanks for the advice

thanks for all the advice. I'll be sure to negotiate now that I know the standards. I think I will not get ED now since I need to travel to Dubai and not just munch which requires a complicated and pricy airline ticket that would offset most of the ed savings. Couple that with a higher money factor with ED and I'm not really saving much. I think I'll add power seats too. Anyone know if you can get lumbar support without getting a premium package?
